For many families, learning about and understanding senior living options can be stressful. A parent has a fall. A loved one is discharged from the hospital. A spouse can no longer safely manage everything at home. Suddenly, the family is trying to understand the difference between independent living, assisted living, memory care, skilled nursing, and continuing care communities all at once.
That “crash course” can feel overwhelming.
If you are helping a parent explore senior living, you do not have to have all the answers right away. The first step is simply understanding what options exist and what questions to ask.
Jim Oedy, owner and operator of senior living communities for more than 40 years, often recommends that families get to know their options before they are forced to make a decision. Taking time to learn what is available can help families compare costs, reduce stress, and make a more confident choice when the time comes.
Even if your parent is not ready to tour a community, it can still be helpful for adult children or family members to visit communities on their behalf. In many families, adult children help gather information, compare pricing, ask questions, and think through what may be best as their parents age.
Why Planning Ahead Matters
Senior living is not one-size-fits-all. Some communities are designed for active, independent seniors who want freedom from home maintenance. Others are designed for people who need more hands-on care, memory support, or medical supervision.
When families wait until a major life event happens, they may feel rushed. They may not have time to compare contracts, understand fees, tour multiple communities, or think about what kind of environment their loved one would truly enjoy.
Planning ahead gives you time to ask better questions:
- What level of support does my loved one need now?
- What support might they need in the future?
- What is included in the monthly rent?
- Are there long-term contracts or large upfront fees?
- Can my loved one try the community before making a decision?
- Will this community help my parent stay social, active, and engaged?

At a Glance: The Main Types of Senior Living
Here is a simple way to think about the most common types of senior living:
- Independent Living: Best for active seniors who want meals, activities, transportation, maintenance, amenities, and community.
- Assisted Living: Best for seniors who need more regular help with personal care.
- Memory Care: Best for those living with advanced dementia, Alzheimer’s disease, or other memory-related needs.
- Skilled Nursing: Best for seniors who need medical care, rehabilitation, or 24-hour nursing support.
- Continuing Care Retirement Communities: Often offer multiple levels of care on one campus, but may also come with larger upfront entrance or buy-in fees.
Independent Living
Independent living is designed for older adults who can live independently, with or without extra support, while enjoying a more convenient, social, and maintenance-free lifestyle.
Communities often include meals, transportation, activities, maintenance, and amenities. One major benefit is that residents are typically not paying for a higher level of care they do not need. At Genesis Village, residents can enjoy their independence while still having access to on-site partners for services such as medication reminders, housekeeping, laundry, bathing, and other daily support when needed.
Genesis Village is an independent senior living community created for active, social seniors who want the benefits of community living. Families can explore our Village Life page to learn more about activities, events, and social opportunities.
In the Toledo area, independent living costs are reported around $3,281 to $3,448 per month, depending on apartment size, amenities, and services included. Genesis Village apartments start below the reported Toledo-area average before discounts are applied, and as a locally owned community, we have the flexibility to customize savings options that may better fit your senior’s budget.
Families comparing options can also review our Move-In Specials, ask about our Good Neighbor Program, or learn more about our Price Match Program.

Assisted Living
Assisted living is for seniors who need more extensive help with personal care. This may include support with bathing, dressing, medication reminders, mobility assistance, or other activities of daily living. In Ohio, assisted living communities are generally licensed as residential care facilities, and the Ohio Department of Health is responsible for licensing and inspecting residential care facilities. Assisted living can be a good fit when a senior needs more regular support than independent living provides. Families should ask what care is included in the base monthly rate, what costs extra, and how care needs are evaluated over time.
Memory Care
Memory care is designed for individuals living with advanced Alzheimer’s disease, dementia, or other memory-related conditions. These communities usually offer secured environments, structured routines, specialized programming, and staff trained in dementia care. For families comparing memory care with independent living or assisted living, it is important to ask what type of memory support is provided, how the community is secured, what staff training is required, and how care plans are adjusted as needs change.
Skilled Nursing or Nursing Home Care
Skilled nursing facilities and nursing homes are designed for people who need a higher level of medical support or 24-hour care. This level of care is often needed after a serious illness, hospitalization, surgery, or when someone requires ongoing medical supervision. According to Medicare’s skilled nursing facility care information, Medicare may cover skilled nursing facility care for a limited time under certain conditions, but families should understand that this is different from long-term custodial care.
Continuing Care Retirement Communities
Continuing Care Retirement Communities, often called CCRCs or life plan communities, usually offer multiple levels of care on one campus, such as independent living, assisted living, memory care, and skilled nursing. For some families, this model can be appealing because it offers access to multiple care levels. However, CCRCs often require large upfront entrance or buy-in fees in addition to monthly fees. Families should ask each community directly about entrance fees, refundability, monthly service fees, future care costs, and what happens if care needs change.
Why Social Connection Matters
Choosing the right senior living community is not just about meals, rent, or apartment size. It is also about quality of life.
Social connection plays a major role in healthy aging. The National Academies of Sciences, Engineering, and Medicine reports that approximately one-quarter of community-dwelling adults age 65 and older are considered socially isolated. The National Institute on Aging also notes that social isolation and loneliness are linked to higher risks for health concerns such as heart disease, depression, and cognitive decline.
That is one of the reasons community living can be so valuable. When seniors are surrounded by neighbors, shared meals, activities, events, and daily opportunities for connection, it becomes easier to stay engaged.
At Genesis Village, residents are not just moving into an apartment. They are becoming part of a neighborhood where social connection, activity, and friendship are built into everyday life.
Why Independent Living Can Be a Smart First Step
Different communities are designed with different goals in mind. Some communities are built to serve many levels of care on one campus. That can be a good fit for some families. However, active independent seniors may also want to consider whether the community’s daily life, events, dining, and social atmosphere are truly built around independent living.
Genesis Village was created to be different. As an independent senior living community, Genesis Village is designed for seniors who want to age in place while remaining surrounded by other active, independent older adults. Residents enjoy a full social calendar, resort-style amenities, buffet-style meals, transportation, maintenance, and a welcoming neighborhood atmosphere.
Try Before You Decide: The Genesis Village Experience
One of the biggest fears many seniors have is moving somewhere and then realizing they do not like it. That fear is understandable. Moving is a major decision, especially after living in a home for many years.
That is why Genesis Village offers the Genesis Village Experience, an opportunity for potential residents to stay for a few days and see what life at Genesis Village is really like without putting money down or signing a lease.
For years, this trial stay has helped seniors experience the community firsthand. They can enjoy meals, meet residents, participate in activities, and get a better feel for the lifestyle. Time after time, this has helped ease nerves for seniors while giving their families greater peace of mind.
Month-to-Month Leasing Offers Flexibility
Another important feature at Genesis Village is month-to-month leasing. Life changes. Health needs change. Family circumstances change. We understand that families do not want to feel locked into a long contract if their loved one’s needs change. Month-to-month leasing gives seniors and their families more flexibility. If a resident’s needs change, they are not locked into a long-term rental agreement or costly penalties. Residents simply provide a 30-day notice if they need to move.
Questions to Ask When Touring Senior Living Communities
When you begin visiting communities, it can be helpful to bring a list of questions with you. This helps families compare options more clearly and avoid surprises later.
A few helpful questions include:
- What is included in the monthly rent?
- Is the lease month-to-month or long-term?
- Are there entrance fees, buy-in fees, or community fees?
- What happens if my loved one sometimes needs extra help?
- Are meals, transportation, maintenance, and activities included?
- Are there trial stays, guest apartments, or experience opportunities?
- Are there current move-in specials, savings programs, or price match options?
- What happens if care needs change later?
